Among the goals of the project were to:
- Increase the capacity of the facility by up to 15 percent.
- Upgrade outdated technology, bandwidth and telephony infrastructure in ways that allow the company to remain competitive and enable better virtual connections with colleagues and partners around the world.
- Reduce energy usage by 22 percent, water usage by 57 percent, and greenhouse gas emissions by 22 percent by replacing older infrastructure systems with modern solutions that enable the facility to operate more efficiently and achieve a LEED certification for the renovated facility.
- Create a more collaborative and innovative work environment for its employees.
- Significantly increase training and meeting capabilities.
- Provide better access to natural daylight.
Suppliers made necessary final adjustments based on these mock-ups. Subsequently, a best-and-final pricing request was submitted, incorporating all modifications made during the mock-up process. This meticulous process adhered to a tight schedule, ensuring that all items had appropriate lead times, and orders were meticulously placed and reconciled to maintain alignment with scope, budget, and schedule requirements.
Due to the project’s timing and complexity, it was determined that a warehouse was essential to stage large bulk orders until areas became ready for installation. This decision underscored the need for meticulous supply chain management to ensure items were available when needed, both from a site readiness and financial standpoint. Consequently, an additional level of inventory accounting was implemented to track quantities of items required at specific times. The warehouse proved indispensable when construction delays necessitated adjustments to the product allocation, deviating from the original plan.
Despite encountering challenges inherent to projects of this magnitude, the FF&E team successfully met the project’s scope and overall schedule fulfilling the original goals of maximizing square foot usage and providing a more collaborative, and innovative work environment for their employees. Management and employees alike recognized the project as a resounding success, testament to the team’s dedication and expertise.
