Nearly forty years after its initial construction one of the leading brands in consumer staples made the decision to renovate its corporate headquarters located in Purchase, NY.

Among the goals of the project were to:

  • Increase the capacity of the facility by up to 15 percent.
  • Upgrade outdated technology, bandwidth and telephony infrastructure in ways that allow the company to remain competitive and enable better virtual connections with colleagues and partners around the world.
  • Reduce energy usage by 22 percent, water usage by 57 percent, and greenhouse gas emissions by 22 percent by replacing older infrastructure systems with modern solutions that enable the facility to operate more efficiently and achieve a LEED certification for the renovated facility.
  • Create a more collaborative and innovative work environment for its employees.
  • Significantly increase training and meeting capabilities.
  • Provide better access to natural daylight.
How furniture management
Following phase one of the project, which involved the initial selection of products for the FF&E package, the client and their consultants diligently assessed the availability and budget fit of these products. In instances where the availability of the originally specified products was uncertain due to schedule or budget concerns, a comprehensive list of alternate products was promptly proposed. Concurrently, samples of these alternate products were requested for testing, while individual mock-ups following the original specifications were ordered and installed to assess ergonomic, aesthetic, and functional performance.

Suppliers made necessary final adjustments based on these mock-ups. Subsequently, a best-and-final pricing request was submitted, incorporating all modifications made during the mock-up process. This meticulous process adhered to a tight schedule, ensuring that all items had appropriate lead times, and orders were meticulously placed and reconciled to maintain alignment with scope, budget, and schedule requirements.

Phase two of the project focused on preparing and monitoring the site to ensure readiness for accepting and installing products according to schedule. Collaborative plans were developed with the client’s IT department, the general contractor, and the entire construction team to facilitate the delivery of products through the building’s exterior walls. This intricate coordination involved scheduling the replacement of exterior glass walls to align with the furniture delivery dates. Temporary scaffolding and mechanical lifts were deployed to transport products from ground level to upper floors, optimizing the loading dock and ingress areas for construction supplies and personnel movement.

Due to the project’s timing and complexity, it was determined that a warehouse was essential to stage large bulk orders until areas became ready for installation. This decision underscored the need for meticulous supply chain management to ensure items were available when needed, both from a site readiness and financial standpoint. Consequently, an additional level of inventory accounting was implemented to track quantities of items required at specific times. The warehouse proved indispensable when construction delays necessitated adjustments to the product allocation, deviating from the original plan.

Despite encountering challenges inherent to projects of this magnitude, the FF&E team successfully met the project’s scope and overall schedule fulfilling the original goals of maximizing square foot usage and providing a more collaborative, and innovative work environment for their employees. Management and employees alike recognized the project as a resounding success, testament to the team’s dedication and expertise.
